BIM-based incentive system for construction projects developed
In major projects, traditional fee logic often sets the wrong incentives: those who change more earn more. For a large healthcare construction project, Competitio developed an incentive system that reverses this logic – a bonus model that rewards design stability after design freeze.
At its core, an objective change rate is computed from the planner's BIM model states. Components of two model states are matched automatically and checked for relevant changes to shell and façade; purely formal software artefacts are filtered out. The more stable the design, the higher the bonus – the model ties remuneration to a machine-measurable quantity rather than expert opinion or negotiation.
The method was validated on real building models with more than 15,000 components and combines contract design, game theory and BIM data analysis into a practical tool for project owners.
